Carmel Partners, one of the nation’s leading specialists in real estate investment management, with expertise in the investment, development, and construction of multi-family real estate, is seeking a Director, Real Estate Investments and Operations onsite, full-time in either our San Francisco Headquarters or Santa Monica Regional Office.

The Director, Real Estate Investments and Operations is a new position for the firm, and will play a central role for Carmel, interfacing between Acquisitions, Development, Portfolio and Asset Management, as well as Data Science & Research to enhance and streamline the operations of the organization, as well as advance growth initiatives set forth by the Executive Committee.  This is a unique opportunity to be involved in all aspects of the day-to-day inner workings of one of the nation’s leading multifamily investment and development firms, reporting directly to, and working alongside, the firm’s Chief Investment Officer, and interfacing daily with Senior Executives throughout the Company.

What you’ll do

This role spans the entire Real Estate function of the firm, providing exposure to, and experience with, all facets of the Company’s Investments and Operations. This position is not confined to any single department, ensuring a dynamic and varied work environment. Every day will present new challenges and opportunities to directly contribute to the firm’s success and enhance returns for our investors.  The ideal candidate will possess a broad yet deliberate real estate track record, which has cultivated a strategic and entrepreneurial mindset.  They will have the ability to see the full picture like an owner, despite the presence of many moving parts and competing priorities. Therefore, the successful candidate will have intrinsic leadership capabilities, an exceptional work ethic and a deep desire to be successful. 

  • Interfacing directly with the CIO on all initiatives and serving as a liaison between departments
  • Establishing interworking relationships across the firm’s nationwide organization and building cooperation and followership on initiatives
  • Participating in discussions regarding new acquisition opportunities and assisting in the evaluation of their fit within the Fund’s objectives
  • Supporting Asset Management activities, including repositioning strategies, leasing, oversight of third-party property managers, and solving challenges at prospective and existing properties
  • Coordinating with the Data Science & Research team on their assessment of markets, comps and trends, and participating in sharing findings to senior leadership
  • Preparing insightful presentations and materials for the Executive Committee
  • Leveraging industry relationships with operators, managers, consultants, and other contacts to evaluate new strategic initiatives
  • Actively participating in industry organizations and events

Who you are

  • Minimum of 5 years of work experience in commercial real estate investments, asset management, portfolio management, development or investment banking, ideally some combination thereof
  • Demonstrated knowledge and interest in multifamily real estate are essential
  • Knowledge of real estate investments, real estate financial modeling; cash flow valuation and underwriting
  • Fluent in the process & elements of financial assessments and acquisition pro formas
  • Excellent analytical, financial, and quantitative skills, with highest level of attention to detail—including expert level knowledge of MSFT Excel
  • Demonstrated interpretive knowledge of property-level financial statements and financial analysis including ROI analysis, market share assumptions, property appraisal & valuation processes, and forecasting

What you’ll bring

  • Excellent academic record of rigor and achievement; MBA is a plus
  • Sound judgment with the ability to identify relevant questions and important issues when evaluating a situation
  • Strong financial and analytical acumen with advanced proficiency in Excel, a strong understanding of real estate investment metrics, and experience modeling joint ventures and waterfall structures
  • Proven experience presenting to, and communicating with senior leadership, demonstrating the ability to think like an owner and articulate assumptions, conclusions, and thoughtful recommendations
  • Solid leadership capabilities with an enthusiastic attitude and confident personality
  • Meticulous attention to detail and pride in your work
  • Possess a strong work ethic, integrity, honesty and drive, with an unwavering commitment to doing what’s right and staying true to your values, even in difficult situations

Compensation and Benefits

Compensation and Benefits play a key role in your choice of employer, and our goal is to invest in you and your experience here. You’ll find a competitive compensation and comprehensive benefits package at Carmel.

The Base salary range for this position is $180,000 to $215,000. The Company provides this compensation range and general description of other compensation and benefits that it, in good faith, believes it might pay and/or offer for this position. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and offer additional benefits and other compensation, depending on circumstances not related to an applicant’s sex or other status protected by local, state, or federal law.
